Phase I Environmental Site Assessments


A Phase I Environmental Site Assessment (ESA) is a tool used by property owners, prospective buyers, and lenders to make an informed decision regarding environmental risks associated with a property transaction. An ESA establishes and discloses the presence of potentially hazardous substances on the property and surrounding areas.

Kyron conducts Phase I ESAs in accordance with generally accepted environmental consulting practices and standards required under the American Society of Testing and Materials (ASTM) designation E 1527-05: Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process.

Our work encompasses all aspects of due diligence, including the following: 

  • Review of public records including environmental databases; municipal, state, and federal permits; city directories; historical aerial photographs, topographic maps, and fire insurance maps; property maps; and ownership records to determine past uses of the subject property and potential impairment associated with adjacent properties. 

  • Interior and exterior site inspection to evaluate existing on-site hazards including the presence of oils, hazardous materials, and apparent signs of environmental impact. 

  • Interviews with current owners and other individuals knowledgeable of current and former property uses and site conditions. 

  • Geologic and hydrologic setting evaluation, including attention to potential for contaminant migration. 

  • Generation of written reports that summarize findings and present conclusions and recommendations.
